This week, three ways to make a location work: bring in a brand, pair a site with a healthcare plan, or find a new use for an old bank.

THE BIG STORY

NINTENDO MAKES ITS NEXT MOVE INSIDE EB GAMES

Nintendo’s first North American store-within-a-store opened on October 17 inside the EB Games flagship at 267 Yonge Street, Toronto. The permanent 1,500-square-foot space brings together playable demonstrations, gaming hardware, software and merchandise.

For anyone who can buy a game from the couch, Nintendo offers a reason to make the trip: playable demos, hands-on hardware and selected merchandise exclusive to the installation.

THE PROJECT AT A GLANCE

WHY THIS MATTERS

Our read: Given the choice, I’d put a strong complementary brand into those 1,500 square feet before adding another aisle of stock. The reason is simple: more products help once a customer is inside. A brand people seek out can help get them through the door.

That is the bet at EB Games: Nintendo attracts the visit; the host retailer can turn it into a broader purchase. The businesses need customers who overlap and offers that work together.

For operators with underused space, consider a partnership before assuming you need a bigger unit. Measure repeat purchases and sales after the space’s costs. Opening-week attention won’t answer that. The commercial terms haven’t been disclosed, so we can’t calculate the return from outside.

SOUTHLAKE’S GEORGINA PLANS GET A DEVELOPMENT PARTNER

Southlake Health has selected Treasure Hill as preferred proponent for its first Advanced Care Centre in Georgina. The planned location is the southwest corner of Woodbine Avenue and Old Homestead Road.

The October 19 announcement follows a search for a partner with land and development expertise. Southlake, Treasure Hill and the town will advance plans for a purpose-built facility. The announcement does not give a construction start or opening date.

Our read: The land search is the commercial story here. Southlake needed a partner who could bring a site and the ability to deliver a facility. For landowners and developers, that is a different opportunity from putting up a medical-for-lease sign and waiting.

For neighbouring businesses, services come first. A pharmacy, rehabilitation practice and café need different visit patterns. Find out who will come, how often and how they’ll access the site before committing nearby.

A FORMER BANK AT YONGE AND QUEEN GETS A SECOND ACT

Museum of Toronto plans to open its permanent home at 2 Queen Street East in spring 2027, adapting former Bank of Montreal space. The project is supported by a $35 million gift from Diane Blake and Stephen Smith. Admission will be free.

Superkül is designing the conversion, with construction by mform. The $35 million is philanthropic support for the museum; the announcement does not identify it as the property price or fit-out budget.

Our read: A free museum could be a useful neighbour for businesses at Yonge and Queen. It gives someone a reason to spend an afternoon in the area, with room for a meal or another stop along the way.

For owners of distinctive older spaces, a cultural operator belongs on the tenant shortlist when its funding and operating model work. The building’s character becomes part of the attraction. Its past can help sell its next chapter.
